2.1 Zoning <br />The San Joaquin County District Viewer (sjmap.org) states that the Site is zoned <br />R -R, Rural Residential. The San Joaquin County Community Development <br />Department states that this zoning designation "is intended to provide for large lot <br />rural homesites within or adjacent to existing Rural Communities. Lots will <br />generally have sufficient area to allow for individual water supply, sewage <br />disposal, and storm water drainage, but not to support significant commercial <br />agriculture." <br />2.2 Proposed Development <br />A minor subdivision is proposed to separate the Site into two parcels, 2.27 and <br />2.58 acres in size (Plate 3). Mr. Tate plans to build houses for his family on the <br />new parcels. <br />2.3 Topography <br />A recent U.S. Geological Survey 7.5 -minute topographic map was obtained from <br />the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br />land located at approximately 55 feet above mean sea level. This map is <br />included as Plate 4. <br />3.0 HISTORICAL RESEARCH <br />3.1 Aerial Photographs <br />Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br />County Surveyor's Office in Stockton, California. The available photographs <br />were dated 1937, 1952, 1963, and 1975. Four additional photographs, dated <br />1993, 2002, 2011, and 2018 were obtained from Google Earth. <br />In the 1937 photo, a large structure or object and several trees can be seen at <br />the southwest corner of the Site. A second small structure or object can be seen <br />at the southeast corner. Copperopolis Road and Sibley Avenue can be seen. <br />The surrounding properties appear to be pasture or dry -farmed land, with <br />occasional residential building clusters. <br />In the 1952 photo, the structure or object has been removed from the southwest <br />corner. Ada Avenue and several new residences can be seen to the north. A <br />new residence can also be seen to the west. <br />In the 1963 photo, the structure or object has been removed from the southeast <br />corner.
