That the proposed map is consistent with applicable general <br /> and specific plans as specified in Section 65451 of Title <br /> 7, Division 1, Chapter 3 : <br /> There are no adopted Specific Plans for McComb Avenue, <br /> Baron Street, Robindale Avenue, or Myran Avenue. The <br /> proposal is consistent with the General Plan designation <br /> of Low Density Residential, and, as conditioned, it will <br /> be consistent with the Plan policies for urban <br /> development. <br /> B. That the design or improvement of the proposed subdivision <br /> is consistent with applicable general and specific plans: <br /> The design of the proposed subdivision is consistent with <br /> the density standards of the General Plan and the lot <br /> requirements of the R-2 zone. No new residences are <br /> planned. <br /> C. That the site is physically suitable for the type of <br /> development: <br /> The site has been previously subdivided and developed <br /> with residential uses. Residential access streets are <br /> existing. <br /> D. That the site is physically suitable for the proposed den- <br /> sity of development: <br /> The 14 lots containing single-family residences conform <br /> to the minimum lot area of 5,000 square feet. The two <br /> lots containing two single-family residences each conform <br /> to the minimum lot area of 10, 000 square feet. <br /> E. That the design of the subdivision or the proposed improve- <br /> ments are not likely to cause substantial environmental <br /> damage or substantially and avoidably injure fish or <br /> wildlife or their habitat: <br /> The Initial Study prepared for this project concludes <br /> that it will not have a significant impact on the <br /> environment. <br /> F. That the design of the subdivision or the type of improve- <br /> ments are not likely to cause serious public health <br /> problems: <br />
