I : Item No. 1 PC : 5-17-84 S-84-5 Page 4 CONDITIONS SUBDIVISION MAP NO. S-84-5 WILLIAM STOCKER 1. All Conditions of Approval shall be detailed on the Final Map. 2 . All lots shall connect to public sewer before recordation of the Final Map. 3 . Approval of the Tentative Map shall expire 36 months from the date of approval . 4 . Public Works Department: a. Road right of way dedication will be required on the Final Map of 5 ' width along all street frontages of the sub- division, with radii at all intersections . b. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. c. If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin insuring the completion of improvements within one ( 1) year after filing the Final Map. d. Full street improvements in compliance with Section 9-1612 of Ordinance 2634 and with Ordinance 672 shall be provided within the subdivision. Bacon Street, McComb Avenue, Robindale Avenue, and Myran Avenue shall be fully improved on the subdivided side in compliance with County Stan- dards . Curbs, gutters, and sidewalks shall be provided. Bacon Street and Myran Avenue shall be fully improved with cul-de-sac at the ends in compliance with County standards . e( Public sewer)and storm water drainage systems shall be provide�roughout the subdivision. A terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the improvements (development ) .
