Drainage shall comply with standards and requirements of the Department of Public Works prior to consideration of the Final Map. Grading plans shall be submitted for each lot prior to acceptance and approval of the Final Map by the Department of Public Works. 5) Water system or methods shall conform to the requirements of the Local Health District, the Department of Public Works and the San Joaquin County Ordinance 1662. Sewage disposal system or methods shall conform to require- ments of the San Joaquin Local Health District and Ordinance 549. 7) The minimum net lot area shall be 58,000 for one lot and 65,000 square feet for all other lots. 8) In lieu of conveyance of park land to the County, as pres- cribed in Section 18.01 of Ordinance 892, as amended, the developer shall contribute fees of equivalent value as de- fined in said section. 9) A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance 892, as amended, shall be required. 10) Street improvements (pavement) in compliance with Ordinance 672 shall be provided with the subdivision. Shippee Lane shall be fully improved on both sides in compliance with County standards. Curbs, gutters and sidewalks are not required. 11) All lots shall be provided with 100 year flood protection. Finish floor elevations shall be at or above the intermediate regional flood elevation noted in the U.S. Army Corps Flood Hazard Report. Slab floor shall be 1' or more above surface elevation. 12) well sites and drainage ponds shall be shown on the Final Map.
