Item No. 11 <br />P%C 11- 3-77 <br />S-78-5 <br />Page 3 <br />3) Plans for all improvements shall be approved by San Joaquin <br />County Department of Public Works prior to consideration of <br />the Final Map. <br />4) Drainage shall be as prescribed by Board of Supervisors' <br />Resolution R-76-4201. Drainage shall comply with standards <br />and requirements of the Department of Public Works prior to <br />consideration of the Final Map. Grading plans shall be <br />submitted for each lot prior to acceptance and approval of <br />the Final Map by the Department of Public Works. <br />5) Water system or methods shall conform to the requirements <br />of the Local Health District, the Department of Public Works <br />and the San Joaquin County Ordinance 1662. <br />Sewage disposal system or methods shall conform to require- <br />ments of the San Joaquin Local Health District and Ordinance <br />549. <br />7) The minimum net lot area shall be 58,000 for one lot and <br />65,000 square feet for all other lots. <br />8) In lieu of conveyance of park land to the County, as pres- <br />cribed in Section 18.01 of Ordinance 892, as amended, the <br />developer shall contribute fees of equivalent value as de- <br />fined in said section. <br />9) A Preliminary Soil Report as prescribed in Section 5.165 of <br />Ordinance 892, as amended, shall be required. <br />10) Street improvements (pavement) in compliance with Ordinance <br />672 shall be provided with the subdivision. Shippee Lane <br />shall be fully improved on both sides in compliance with <br />County standards. Curbs, gutters and sidewalks are not <br />required. <br />11) All lots shall be provided with 100 year flood protection. <br />Finish floor elevations shall be at or above the intermediate <br />regional flood elevation noted in the U.S. Army Corps Flood <br />Hazard Report. Slab floor shall be 1' or more above surface <br />elevation. <br />12) well sites and drainage ponds shall be shown on the Final Map. <br />
