IT$M NO. 5 <br />P/C 2-3-77 <br />Z-77-42 <br />Page 2 <br />PREVIOUS HISTORY <br />- U.P. 4896 - General Towing Company - 275 unit mobilehome park --denied <br />by the Zoning Administrator, the Board of Adjustment and finally <br />by the Board of Supervisors on November 12, 1969. <br />- Another Use Permit for a mobilehome park with 216 units was <br />submitted on December 4, 1970 and this was withdrawn. <br />- The property was rezoned R-3 and R1-8 in 1971. <br />1. <br />1eamenim <br />- Property Size - The parcel contains 36.7 acres. <br />- Property Use - There are no structures on the property. Alfalfa <br />and other agricultural products were grown on the property in the <br />past. There is an irrigation well located on the northeastern <br />corner. <br />- General Land Use - The Morada residential area is adjacent on <br />the south and the Wilkinson Manor residential area is adjacent <br />on the north. There is also a commercial area, fronting on 99 <br />Frontage Road and adjacent on the north. Large areas are also <br />devoted to agriculture. Mosher Slough extends along the southern <br />boundary of the.property. <br />Zoning Pattern - The subject property is zoned R-3 and R1-8. <br />The commercial area on the north is zoned C-2 and Wilkinson Manor <br />is zoned I -PA. The area west of Highway 99 is zoned GA -20 and <br />I -PA. There are other C-2 zones along both sides of Highway 99. <br />The Morada residential area is zoned RA -20 and RA -30. <br />PLANNING CONSIDERATIONS <br />- The zoning on the property is R1-8 and R-3. The R1-8 and R-3 zoning <br />cannot be utilized because it does not conform to the General Plan. <br />- The General Plan to 1995 proposal, recommends Morada for Rural <br />Residential uses. <br />- The RA -30 zone is not shown in the adopted matrix as implementing <br />the Rural Residential designation. It does conform in this case <br />with Rural Residential Principle #4. "Homesites should be of a size <br />sufficient to accommodate the desire for rural living and satisfy <br />applicable health requirements while resulting in the consumption <br />of as little agricultural land as possible." <br />
