A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b) APPROVED USE: This approval is for a winery to produce a maxi of 3,500 <br /> gallons of wine annually. The winery may conduct up to tw <br /> elve marketing <br /> events and four (4) special events per year. (Use Type: Small Winery) The winery <br /> will include the following, as shown on the Site Plan dated December 28, 2001: <br /> i) Construction of a 2,400 square foot building for wine processing and storage <br /> ii) Conversion of 1,068 square feet on the first floor of a 2,709 square foot existing <br /> barn into a tasting room. <br /> iii) Addition of a 227 square foot office with bathrooms to the existing barn. <br /> iv) A maximum of twenty-five (25) marketing events and four (4) special events <br /> shall be conducted on an annual basis. <br /> c) MARKETING EVENTS: The following restrictions apply to all marketing events <br /> conducted on site: <br /> i) Marketing events shall end by 10:00 p.m. (Development Title Section 9-1075.5 <br /> (m [B-2])) <br /> ii) The maximum attendees shall be 120 persons. <br /> d) COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, plans for the project must be submitted within sixty (60) days of <br /> the date of approval. The project must be completed in its entirety by August 31, <br /> 2002. <br /> e) BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> f) STORM DRAINAGE: Storm water drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. (Development Title Section 9-1135) <br /> g) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) The first one hundred (100) feet of the driveway shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> The remainder of the driveway shall be chip sealed. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. <br />
