CONDITIONS OF APPROVAL <br /> PACIFIC PRECAST CORPORATION <br /> SA-92-9 <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for the 4 , 000-square foot shop building, <br /> the 720-square foot office building, the 1, 600-square <br /> foot office building, and the accessory uses shown on the <br /> approved Site Plan. <br /> b. The thirty-five (35) automobile parking spaces shown on <br /> the approved Site Plan is adequate for the number of <br /> employees and amount of development proposed. Each <br /> parking space shall not be less than nine (9) feet in <br /> width and twenty (20) feet in length. Aisles shall be a <br /> minimum of twenty-four (24) feet wide. Additional <br /> employees or development may require an increased number <br /> of parking spaces. Parking details and locations shall <br /> be shown on the Improvement Plan. (Section 9-3702 of the <br /> Planning Title) <br /> C. All automobile and truck parking spaces, driveways, and <br /> maneuvering areas shall be paved and permanently <br /> maintained with either concrete or asphalt concrete. <br /> Bumper guards shall be provided where necessary to <br /> protect adjacent structures of properties. (Section 9- <br /> 3704 (a) of the Planning Title) <br /> d. The product storage area shown on the approved Site Plan <br /> may be surfaced with gravel, except as otherwise required <br /> by Condition of Approval No. 3 , above. <br /> e. All permanent paving and other required surfaces shall be <br /> shown on the Improvement Plan and installed prior to <br /> issuance of the Certificate of Occupancy. <br /> s <br /> t- <br />
