CONDITIONS OF APPROVAL <br /> SA-92-9 <br /> PAGE THREE <br /> (2) . All plant material within a fifteen-foot (151 ) <br /> triangle at the intersection of driveways and <br /> streets shall be no more than three (3) feet in <br /> height above curb level, except for trees which are <br /> trimmed so that no branches extend lower than six <br /> (6) feet above the curb level. (Section 9-3233 (h) <br /> of the Planning Title) <br /> (3) . Protective six (6) inch concrete curbs or standard <br /> concrete wheel stops shall be required where <br /> landscaped areas abut parking stalls or driveways. <br /> (4) . The required landscaping shall be installed prior <br /> to issuance of the Certificate of <br /> occupancy. <br /> 1 . All improvements shall be shown on the Improvement Plan. <br /> The construction of on-site improvements shall conform to <br /> the approved Site Plan and the Improvement Plan. <br /> M. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading, shall be submitted to the Development Services <br /> Division for approval. Storm drainage/additional run-off <br /> shall be retained on-site and provisions shall be shown <br /> on the Improvement Plan. Pond capacity calculations <br /> shall be submitted for approval. (Section 9-10002 of the <br /> Planning Title) <br /> n. One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br /> o. The owner shall secure a Business License prior to <br /> issuance of the Certificate of Occupancy. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and <br /> payable at the time of the building permit application. <br /> (The fees currently are $208 . 00 per 1, 000 gross square <br /> foot of building as "Office" and $83 . 00 per 1, 000 gross <br /> square foot of building as "Manufacturing" . <br /> r <br />
