The Homeowners ' Association is responsible <br /> for maintenance of these improvements . <br /> Unit 2 street improvements conform to Unit 1 standards, with <br /> two exceptions : <br /> 1 . The "Driveway" enclosed by Lots 91 , 92 , 93 , and 96, and <br /> 2 . The south end of the street bordered by Lots 64 and 100 . <br /> The Department of Public Works recommends approval of a 60-foot- <br /> diameter cul-de-sac for the "Driveway, " which will conform to <br /> Unit 1 standards in all other respects . <br /> A cul-de-sac should be included between Lots 64 and 100 to <br /> allow interior traffic turnarounds by both emergency vehicles <br /> and private vehicles . The 80-foot-diameter required for cul- <br /> de-sacs in Unit 1 should be required for this turnaround, <br /> which - unlike the "Driveway" - is a general circulation route <br /> within the subdivision. <br /> Interior Traffic Circulation (Pedestrians) : <br /> It is important to separate pedestrian and vehicular traffic <br /> within the subdivision. Woodbridge Greens includes <br /> recreational amenities available within walking distance to <br /> Unit 1 and Unit 2 residents . <br /> Sidewalks were not required within Unit 1 . Nevertheless, it is <br /> reasonable to assume that many residents - adults as well as <br /> children - will choose to walk to the common recreation facility. <br /> Pedestrian access routes from both Units 1 and 2 to the <br /> recreation area should be required. Pedestrian routes should <br /> be delineated from vehicular routes and should be provided with <br /> marked street crossings. Pedestrian circulation plan details <br /> should be made subject to the approval of the Planning <br /> Director prior to the filing of the Final Map. <br />
