Item No . _
PC : 12-18-86
VR-87-2/SU-87-4
Page 8
Parking:
Each lot in Units 1 and 2 will have two off-street parking spa-
ces located outside of the front yard setback areas .
Interior Traffic Circulation Vehicles __
Unit 1 was approved with 40-foot private street rights-of-way,
32-foot paved sections (4" aggregate base, 2" asphaltic
concrete) , bevelled curbs and gutters, and cul de sacs with
80-foot diameters . The Homeowners ' Association is responsible
for maintenance of these improvements .
Unit 2 street improvements conform to Unit 1 standards, with
two exceptions :
1 . The "Driveway" enclosed by Lots 91 , 92 , 93 , and 96, and
2 . The south end of the street bordered by Lots 64 and 100 .
The Department of Public Works recommends approval of a 60-foot-
diameter cul-de-sac for the "Driveway, " which will conform to
Unit 1 standards in all other respects .
A cul-de-sac should be included between Lots 64 and 100 to
allow interior traffic turnarounds by both emergency vehicles
and private vehicles . The 80-foot-diameter required for cul-
de-sacs in Unit 1 should be required for this turnaround,
which - unlike the "Driveway" - is a general circulation route
within the subdivision.
Interior Traffic Circulation (Pedestrians) :
It is important to separate pedestrian and vehicular traffic
within the subdivision. Woodbridge Greens includes
recreational amenities available within walking distance to
Unit 1 and Unit 2 residents .
Sidewalks were not required within Unit 1 . Nevertheless, it is
reasonable to assume that many residents - adults as well as
children - will choose to walk to the common recreation facility.
Pedestrian access routes from both Units 1 and 2 to the
recreation area should be required. Pedestrian routes should
be delineated from vehicular routes and should be provided with
marked street crossings. Pedestrian circulation plan details
should be made subject to the approval of the Planning
Director prior to the filing of the Final Map.
