Common areas were included in Unit 1 <br /> but are not proposed in Unit 2 . <br /> Building Setbacks: <br /> The planned unit development was approved with the following <br /> minimum building setback requirements, as measured from lot <br /> property lines: <br /> Front : 20 feet . <br /> Rear : 12 feet (reduced from 20 feet ) . <br /> Interior Side : 5 feet (with reciprocal five-foot ease- <br /> ments granted among adjoining <br /> property owners) . <br /> Corner Side : 10 feet <br /> Except for the 20-foot front yard requested under the Variance, <br /> Unit 2 lots are proposed to have the same setbacks approved in <br /> Unit 1 (see "Zoning" above for Variance discussion) . <br /> Landscaping, Fencing, and Lighting: <br /> Unit 1 landscaping required plan approval by the Planning <br /> Director . The same conditions should be required for Unit 2 , <br /> with approval required prior to the filing of the Final Map. <br /> Fencing proposed in Unit 2 will be the same as that approved by <br /> the Planning Director for Unit 1 . <br /> Street lights installed in Unit 2 will be the same as those <br /> installed in Unit 1 . <br /> The Homeowners ' Association is responsible for maintenance of <br /> street lighting, landscaping in common areas, and fencing <br /> throughout Woodbridge Greens. <br /> Recreational Facilities: <br /> A recreational common area was approved in Unit 1 for both <br /> units. Facilities include tennis courts, racquetball courts, a <br /> swimming pool , and a spa.
