54. All residential buildings shall be wired for special communications facilities per <br /> specifications provided by the CSD. <br /> 55. Sound walls, meeting the design requirements contained in the CSD Design Guidelines, <br /> shall be installed on arterial streets (except for Central Parkway) when the adjacent <br /> development(or phased development) has abutting lots. The length of the sound wall <br /> shall match the total length of the lots abutting the arterial street plus an additional length <br /> that will close a gap to a previously constructed wall not more than 200 feet away. <br /> 56. Except for De Anza Boulevard and except when the CSD General Manager specifies <br /> otherwise, when a sound wall is installed on an arterial street, the adjacent street edge <br /> landscaping, sidewalk, and street curb & gutter shall also be installed. <br /> 57. Landscaping of Community and Neighborhood entries shall be installed concurrently <br /> with the landscaping of adjacent streets. Entries shall be designed consistent with the <br /> CSD Roadway Landscape Plan and the CSD Design Manual, and shall be reviewed and <br /> approved by the CSD General Manager concurrently with the adjacent street <br /> improvement plans. Improvement plans for entries shall be approved by the CSD prior to <br /> the approval of the project's Final Map. The roadway landscape construction plans shall be processed and approved by the CSD <br /> General Manager concurrently with the improvement plans for any phase on the <br /> Neighborhood F development. (M4.5.I.h) <br /> 59. The collector street network and landscape treatments shall comply with the CSD Design <br /> Manual, and the Roadway Landscape Plan. (MP4.5.P.k) <br /> 60. Street furniture, consistent with the common design theme of the neighborhood center, <br /> shall be incorporated into the improvement plans for the neighborhood center as required <br /> by the CSD Design Manual and the Neighborhood"F" Special Purpose Plan. The street <br /> furniture plans shall be reviewed and approved by the CSD General Manager prior to the <br /> approval of the project's Final Map.[SPP 2.3.8 (a-c)] <br /> 61. The CSD, with developer and other available funding, shall construct a permanent or <br /> interim fire station with furnished equipment sufficient to serve Neighborhood"F"prior <br /> to the issuance of the first building permit. The fire station shall be located at a site to be <br /> dedicated at the intersection of Mascot Boulevard and Central Parkway, or at another <br /> location acceptable to the CSD, the developer, and Tracy Fire consistent with Master <br /> Plan requirements. Development within Neighborhood"F" shall comply with the <br /> Mountain House Fire Protection Plan as determined by the CSD. The location of and improvement plans for an interim joint use park and ride lot shall be <br /> reviewed and approved by the CSD General Manager prior to the approval of the first <br /> Final Map.
