MOUNTAIN HOUSE GENERAL PLAN CONSISTENCY FINDINGS
Project Action or
Consis- Conditions o
Section tency Finding of Fact/Analysis Approval
1 Heading# Title Text Y/N/NA and Evidence of Compliance (COA)
The proposed project includes 10 lots on 35.4 acres for
industrial development and 12 lots on 30.4 acres for
office commercial development, between De Anza
Boulevard and Mountain House Parkway, immediately
east of the residential area. In addition, neighborhood
commercial uses would occur on one acre along
Wicklund Crossing and community commercial uses
would occur on 17.8 acres at the northeast corner of
Mountain House Boulevard and Central Parkway. The
number of jobs anticipated from commercial, office,
Energy(Land and industrial uses would be over 3,000 jobs. Y anticipated when the entire community is built out. None
The proposed project has been laid out in a modified
grid pattern so that most homes would face due north,
south, east, and west. In addition, the street trees to be
planted would be deciduous. Consequently, in cooler
seasons, sun exposure to each home would be
maximized to relieve home heating demands, while in
warmer seasons, tree foliage would provide shade
relief, thereby reducing electricity needs for air
conditioning. Opportunities for passive heating in the
subdivision, however, is still limited because of Master
Plan and Specific Plan I residential density
requirements and because of the low angle of winter
sunlight when passive heating is most needed. Given
these constraints, the lot orientation and street design
Energy(Site and New residential subdivisions shall be required to of the proposed project maximizes,to the extent
Building provide maximum opportunities for passive heating feasible, passive or natural heating or cooling
103 VI,D,P(5) Design) and cooling.
