a) Lighting fixtures shall be of a common design throughout the Neighborhood Center <br /> in order to reinforce the neighborhood theme,and reduce future <br /> maintenance/replacement costs. <br /> b) Light fixtures will be selected by the CSD as part of the infrastructure design of <br /> Neighborhood F. <br /> c) Overall lighting shall be minimized,used for accent and safety only. <br /> d) Height of street lights shall be minimized to emphasize the pedestrian scale,while <br /> protecting against vandalism(typically, 12 toT4 feet is a minimum height). Where <br /> specific light levels are required,this approach may require additional light fixtures. <br /> e) No field lighting shall be allowed. <br /> f) Primary lighting shall be provided by ambient street lighting <br /> g) Lighting shall be pedestrian-scale at walks and walk intersections. <br /> 2.3.8 Street Furniture <br /> a) Furniture shall be of a common design throughout the Neighborhood Center in order <br /> to reinforce the common neighborhood theme,and reduce future <br /> maintenance/replacement costs. <br /> b) The CSD shall select furnishings as part of the infrastructure design of Neighborhood <br /> F. <br /> c) Furniture shall include benches,picnic tables,trash containers,barbecue pits(if any), <br /> or other similar items. <br /> 2.3.9 Site Approval <br /> a) This Special Purpose Plan fulfills the Site Approval requirement for the <br /> neighborhood park in Neighborhood `F',as long as final and construction plans are in <br /> substantial conformance with this Special Purpose Plan. <br /> 2.4 NEIGHBORHOOD COMINIERCLA.L <br /> The neighborhood commercial site occupies an approximately two and one-half(2.56)4hT-eeacre <br /> site between the neighborhood park and De Anza Boulevard, on the north side of the primary <br /> entry collector street. As required by the Master Plan and Specific Plan I,the neighborhood <br /> commercial use is intended to provide a location for neighborhood-serving retail, service,support, <br /> recreation and institutional uses easily accessible by bicycles and pedestrians. The use is an <br /> integral part of the Neighborhood Center concept and will share a common theme, landscaping <br /> and direct pedestrian connections to neighborhood residential areas,the school and park. <br /> 2.4.1 Permitted Uses <br /> a) Permitted uses shall include neighborhood serving uses compatible with the <br /> surrounding residential area. <br /> b) Uses allowed include retail,office,service,institutional,public or private child care, <br /> group care, churches, restaurants,nurseries, and indoor or outdoor recreation uses <br /> including swimming pools. <br /> c) See Mountain House Development Title for complete list. <br />
