SECTION THREE: RESIDENTLAL USES <br /> Adjacent residential uses are an integral part of the Neighborhood Center. The consistent treatment and <br /> requirements identified for these areas will reinforce the neighborhood theme and help minimize conflicts <br /> between the various uses. <br /> 3.1 RESIDENTLAL ACROSS FROM SCHOOL AND PARK <br /> 3.1.1 Zoning <br /> a) Low density residential uses (R-L)shall surround school and park site. <br /> b) These uses are intended to establish a traditional residential streetscape,with tree- <br /> shaded sidewalks and larger homes oriented toward the school and park. <br /> c) Final lot dimensions shall be established by subsequent Tentative Maps. <br /> 3.1.2 Building Placement and Architecture <br /> a) Buildings shall reflect the common theme established for the neighborhood, in terms <br /> of form, details,materials and colors. <br /> b) Garages shall be set back a minimum of five-feet from the front living area facade of <br /> the primary dwelling unit pursuant to the Mountain House Development Title. <br /> Further,placement of garages are encouraged to be placed toward the rear of the lot, <br /> either attached or detached. <br /> 3.1.3 Access and Parking <br /> a) Alleys should be considered in order to eliminate driveway cuts along collector street, <br /> to better serve second units and to create a more attractive and unified streetscape. <br /> b) Where rear alleys are not used, driveways shall be single lane and limited in width to <br /> twelve(12) feet until flared out at the garage.to the greatest extent feasible. <br /> Driveways of residential lots located around the Neighborhood K-8 School should be <br /> "paired"as much as possible to maximize unobstructed lengths of front vard space as <br /> well as to minimize auto egress/collector road conflicts. <br /> Z A Seeend Unit <br /> a) Seeend units aFe bed for residential uses b <br /> uses,the Neighber-he-ed <br /> toeneoufage the use of FeaF-aeeessed r-esideatial units around the a <br /> C fit <br /> th bJ er-eatiFnere .,tt. et;. st.eetseape to .' :.le., more ., �..1 ed ehiteet„a � r c <br /> expression, and te allew b elsewhefe in the b <br /> a <br /> b <br /> 5 <br /> e) Vehieular and pedest—i—,—.11 and b <br /> shall be as speeified in the Meuntai <br /> He De elm ..t__T__'tle_ <br />
