The streetscape <br /> treatment is envisioned to serve as a expanded pedestrian corridor to upgrade the pedestnan <br /> aesthetic experience leading from the Neighborhood to the employment centers between <br /> Mountain House Parkwav and De Anza,as well as a buffer between the Neighborhood <br /> Commercial Center and the residential uses located along the south side of the collector roadway. <br /> 3.2.1 Expanded Right Of Way Dimensions <br /> a) Expanded rights of wav landscape zones of 15 feet shall be provided behind the back <br /> of sidewalk along the south side of the expanded collector roadway unless adiacent <br /> to side-on residential lots. <br /> b, A 10 foot landscaped median shall be provided along the entire length of the entry <br /> collector from De Anza to the Neiehborhood Park except where intersecting local <br /> roads connect. <br /> 3.2.2 Landscaping <br /> a) The landscaped area shall incorporate a pedestrian promenade <br /> which incorporates staged seating areas including benches, <br /> expanded walkway areas(consisting of either pavers or <br /> decomposed granite surfaces) and complementary plantings of <br /> shrubs and groundcover varieties which frame the staged <br /> seating areas. <br />
