Water and Potable Water, as well as the CSD Development Standards have been reviewed and approved by County Staff, and are anticipated to be heard for approval by the CSD Board of Directors in January, 2000, prior to anticipated action by the County Planning Commission on Tract 2925. i. Access rights shall be dedicated and restricted for lots 4,5,6 and 7 along the frontage of ivlountain House Parkway. Compliance: A note has been placed on the proposed Tentative Tract vlap, which specifically restricts access along all parcels proposed for subdivision along Niountain House Parkway. 1. The PG&E regulator station parcel should be a separate parcel and not included in the roadway right-of-way. Compliance: A separate parcel has been proposed on the proposed Tentative Tract Map for the PG&E Regulator Station. n. Any easements shown on the Tentative Map and noted to be abandoned that belong to the Byron Bethany Irrigation District (BBID) shall not be abandoned without prior approval from BBID. Compliance: This same condition will likely be placed on the Unit 2 Map. No existing BBID easements which currently traverse the subdivision area will be abandoned without BBID's approval. It is the intent of Trimark Communities to submit detailed plans to BBID which delineate specific farm areas that will be removed from production and when, the nature of any impacts to existing BBID irrigation systems and a plan which details how facilities to be impacted will be resolved to the satisfaction of BBID. These plans and studies have been addressed in Section 12 of this Binder, and detailed plans and construction plans will be prepared and reviewed/approved by BBID as part of the Final Map process, prior to construction in areas that affect BBID. o. A joint relocation plan for the eight-inch underground gas line that bisects Lots 4 and 5 shall be completed prior to Final vlap Recordation. This plan can either relocate the line off the site, or it can integrate the gas line into the infrastructure plan for the subdivision. This plan must be approved by both PG&E and the MHCSD. Compliance: Section 15 of this Binder includes the Joint Gas Pipeline Relocation Plan,prepared by Precision Planning on behalf of the ivIHCSD and PG&E. 4. DEPARTMENT OF PUBLIC WORKS a. A"will serve" letter with conditions from the Mountain House Community Services District (N1HCSD) is required for public water, sewer, drainage, and street lighting services prior to or concurrently with the filing of the "small lot" tentative map for Neighborhood F. Said language shall be noticed by a statement on the Final iNlap. Compliance: Section 8 of this Binder includes the required Will Serve Letter from the MHCSD. 5. PUBLIC HEALTH SERVICES d. For areas located within 500 feet of any pipeline, a preliminary site assessment shall be prepared prior to submittal of a tentative map by a qualified professional in compliance with the requirements of the San Joaquin County Public Health Services. If contamination is identified, an investigation and remediation shall be undertaken in accordance with the requirements of the County and the Regional Water Quality Control Board. Compliance: Sections 6 and 9 of this Binder contain site surveys, which address the analysis of pipelines in proximity to the project, as well as the presence of any pesticides or herbicides.
