V. CO'INIivIUNITY FACILITY/SERVICES PROVISIONS <br /> The Tract 2925 proposal includes the provision of all required public facilities and services per the Master <br /> Plan and Specific Plan I. Services include the plans for funding and/or construction of the following: <br /> • Funding and/or construction of an interim Fire Station and equipment, along De Anza Blvd or another <br /> location selected by the CSD (to be constructed prior to construction of any buildings). (Development <br /> Fees), <br /> • Funding and/or construction of the Neighborhood Park, per the Master Plan and Specific Plan <br /> requirements (See Section XXVII) for timing requirements(Development Fees), <br /> • Funding and/or construction of interim sports fields as required by the Master and Specific Plan by <br /> the 800` dwelling unit, for the subdivision area(Development Fees), <br /> • Funding of interim K-8 school facilities at the Lammersville School for the first phase of residential <br /> construction, and funding of the construction of the "Wicklund"K-8 School for the second half of the <br /> residential portion of the subdivision area (Mello Roos District Financing). Specific triggers for the <br /> timing of construction are dictated by the Lammersville District. Complete design and construction <br /> Lammersville District will be controlling <br /> drawinCr <br /> gs have been prepared and approved by the State. <br /> the bidding and construction of all facilities based on phasing projections by Trimark Communities, <br /> • Funding of interim High School facilities at the Tracy Union West High School Site for the entire <br /> neighborhood(Development Fees), <br /> • Availability of a parcel of land for child care facilities construction as part of the school site <br /> construction(Private Funding), <br /> • Subdivision of a 3-acre `'public" property at the intersection of Mascot and Central parkway for <br /> private public facility use (Private Funding), <br /> • Availability of interim commercial services at the 50h building permit(Private Funding), <br /> • Funding for any required CSD Operations and or maintenance facilities, as determined by the CSD <br /> (Development Fees,Interim Funding Agreement). <br /> VI. PUBLIC INFRASTRUCTURE PROVISION <br /> As required by the Master Plan, Specific Plan I, Public Financing Plan, Interim Funding Agreement with <br /> the CSD, CSD Will Serve Letter, and specific requirements of the CSD, the following infrastructure <br /> components will be funded and/or constructed on a phased basis, as part of the subdivision development: <br /> • Water and Wastewater Treatment Plants. To be constructed prior to any development. (private <br /> funding), <br /> • The raw water intake pump station and water conveyance line from the California Aqueduct. To be <br /> constructed prior to any development. (private funding), <br /> • The extension of oversized water, sewer, and storm drain facilities to the Neighborhood area, to be <br /> constructed prior to any development(private funding), <br /> • Improvements of various phased portions of Mountain House Parkway, Mountain House Blvd. <br /> Mascot Blvd and "Wicklund Crossing" for access, to be constructed prior to any development <br /> (Development Fees) <br /> • Improvement of various "off-site" traffic modifications per the Traffic Study prepared by Optrans at <br /> Grantline Road and I-205, to be constructed during the development of the first phases of the <br /> neighborhood(Development Fees), <br /> • Construction of interim storm protection facilities along Mountain House Creek, as well as crossings <br /> at Byron Road and interim discharge facilities north of Byron Road, to be constructed prior to any <br /> development(Private Funding), <br /> NLAJOR SUBDRISION-TRACT 2925 PROJECT DESCRIPTION <br /> Pace 5 <br />
