Development of the Tract 2925 area will include the installation of state of the art utility systems for <br /> Electricity,Natural Gas and Telecommunications. The individual providers in conjunction with the CSD <br /> are developing utility system design, distribution, and private hook-up and usage standards which are <br /> intended to achieve consumption savings and efficiencies discussed in the Master Plan. Back-bone and <br /> intract distribution facilities will be designed by the respective provider, and standards for private in- <br /> building systems will be dictated by the utilities and required of all on-site developers and builders as part <br /> of the CSD's development standards. <br /> Per Master Plan Section 3.4.1 p), the subdivision design for Neighborhood F has been laid out in a <br /> traditional gridiron design, with most homes facing due north, south, east or west. This design supports <br /> b • having <br /> the Master Plan policy by maximizing future resident's opportunity to utilize solar ener=vy <br /> , <br /> many of the residential lots oriented to south west exposures. Furthermore the street trees to be planted <br /> in the residential streets will be deciduous, so that in cooler seasons, sun exposure to each home will be <br /> maximized to relieve some natural gas demands, while in warmer seasons, tree foliage will provide some <br /> shade relief reducing electricity needs. Please see Sections 16, CSD Roadway landscape Plan and <br /> Section 21, CSD Design manual. <br /> 1-N'II. CO'INIivIUNITY EDGES <br /> As discussed previously in Section XV above, and as depicted on the "Community Edge Buffer Map <br /> included in Section 4 of this Binder, Trimark intends to remove from active farm production a perimeter <br /> hood subdivision, for purposes of establishing a setback buffer <br /> area surrounding the entire neighbor <br /> between on-going Trimark Communities farming operations and urban development. In any event, there <br /> are two other edge treatments beyond the setbacks there will be implemented as part of the neighborhood <br /> improvements. <br /> The first edge treatment will occur as part of Arterial roadway construction which consists of the <br /> installation of roadway landscaping and trees within the roadway corridor. These installations will occur <br /> on a phased basis with development of the neighborhood, however at build-out of the neighborhood, the <br /> project will include at a minimum the installation of trees, shrubs and groundcover within all of the <br /> Arterial road medians and the inboard edge of streetscapes adjacent to development. <br /> In addition, the Community East Edge along Mountain House Parkway, as described in the Master Plan <br /> Section Four, will be installed on a phased basis as both construction of Mountain House Parkwav and the <br /> e roadway occurs. This edge treatment will consist of west edge <br /> adjacent private development along thfuture <br /> streetscape plantings consistent with the Master Plan o dul mDte'esign development Manual development Mountain, as well House <br /> installation of median and east edge plantings as p <br /> Parkway. <br /> h"VIII.PIPELINES,POWER LUES, RAILROAD TRACKS <br /> Section 4 of this Binder includes reduced versions of the Tentative Map sheets, which depict the locations <br /> of several existing easements, power lines and other utility easement in the project site.
