192-foot PG&E easement which paralleled the Rio Oso-Tesla line has been abandoned and quitclaimed to <br /> Trimark Communities. <br /> PG&E also maintains an easement and pipelines which parallel the Mountain House Parkway corridor, <br /> which is to be used for natural gas supply to the subdivision. Section 15 of this Binder includes a Joint <br /> Pipeline Relocation Plan, which has been approved by PG&E which indicates the method by which <br /> natural gas service will be tapped off of this line and routed through the subdivision. This pipeline will <br /> then be reconnected with the intract improvements and will continue in its current alignment north from <br /> the subdivision area. <br /> Both Pacific Bell and PG&E maintain existing easements and lines, which provide service to a <br /> neighboring farm facility east of Mountain House. These lines traverse the subdivision in an east west <br /> direction. These lines will be replaced with alternate services lines from Byron Road to continue <br /> services to this farm facility, and will be removed from the subdivision area. <br /> XIX. PtiBLIC HEALTH AND SAFETY <br /> Per requirements of the Mountain House CSD, Trimark Communities will be fimdinI and possibly <br /> constructing on behalf of the CSD, an interim Fire Station and equipment, consisting of a prefabricated <br /> building for residence and offices and a prefabricated steel building to house fire engine equipment. <br /> This facility will be located along De Anza Blvd.,just north of the office parcels. This location and the <br /> interim facilities have been determined by the CSD. <br /> Police sen-ices and ambulance services will be provided by the CSD through contracts with service <br /> agencies. The San Joaquin County Sheriff Department will provide police services, and ambulance <br /> services will be determined by the CSD. All other public services will be provided through the CSD. <br /> No overhead transmission corridors exist within proposed residential areas of the subdivision for <br /> Neighborhood F. However, the Rio Oso-Tesla overhead line traverses section of the Industrial land <br /> located along Mountain House Parkway. Building setbacks of a minimum of ten feet shall be enforced. <br /> XX. TELECOyItiiUNICATIONS AND UTILITIES <br /> In accordance with the Master Plan, the CSD will be providing, through contracts with utility providers, <br /> all "dry"utilities to the site. All Master Plan assumed energy efficiency standards are the jurisdiction of <br /> the CSD and will be enforced through contracts between the CSD and each utility provider. Trimark <br /> Communities and merchant builders shall be subject to all CSD standards. <br /> Electricity will be provided by the Modesto Irrigation District via a substation to be built along Kelso <br /> Road. Temporary overhead transmission lines will be constructed by MID from the substation to the <br /> Water and Wastewater Treatment Plants, and to the vicinity of Byron Road and Mountain House Creek <br /> where it will then be undergrounded to Neighborhood F. Natural gas will be provided by Pacific Gas <br /> and Electric via two existing transmission mains, which exist both along Mountain House Parkway and <br /> traverse the future areas of Neighborhood A. In accordance with the Pipeline Relocation Plan approved <br /> by PG&E, the existing line within Mountain House Parkway will be converted to distribution pressure via <br /> a regulator station, and then distributed through the subdivision area. <br /> The CSD is currently in final evaluations and negotiations with the potential providers of <br /> telecommunications services for the community. Once selections are made and contracts are negotiated <br /> these services will be provided to the community.
