project will occur either through facilities within Byron Road or along Grantline Road. A telecommunications facility hub, if required by the telecommunications provider, will be located and coordinated through the CSD. All telecommunications provisions will be constructed in accordance with CSD telecommunications requirements. All residential units and businesses shall be equipped with interior telecommunications hook-up terminals. All permanent dry utilities constructed within the Community will be installed underground. XXI. AIR QUALITY Development of the land uses proposed within the Tract 2925 map will be subject to all conditions in the Master Plan, CSD Standards and Programs, including the CSD's TDIvi Plan and Construction Truck Management Plan. Specifically, the subdivision, as proposed, will implement the following Master Plan Policy Issues identified in Section 10.2: • Telecommunications systems shall be implemented per the requirements of the CSD, and individual service line extensions will be installed in every home and business. • Pedestrian, bicycle, and transit facilities will be constructed per the Master Plan and Specific Plan, and/or funded by fees collected by the CSD. • The first subdivision includes opportunities for employment land uses in the first phase, thereby facilitating the Master Plan's goals of jobs to housing balance and a reduction in automobile trips. Specific Policies in the Master Plan to be followed as part of Tract 2925 implementation include the following: • 10.5, Construction Programs for Air Quality • 10.6 a)Implementation Items regarding Conditions of Approval. XXII. DOMESTIC `NATER Domestic water service is being provided by the CSD. Trimark Communities are providing infrastructure construction of all required facilities. The Byron Bethany Irrigation District (BBID)under contractual relations with the CSD is providing raw water supply to the CSD. All land within the first subdivision area has been annexed to the BBID and CSD. Facilities to be constructed by Trimark Communities to service the first subdivision include the following: • Construction of a raw water intake pump station along the California Aqueduct • Construction of a raw water pipeline from the Aqueduct to the site along the Southern Pacific Railroad Line. • Construction of the first phase of the Water Treatment Plant • Construction of treated water distribution lines from the treatment plant to the Wastewater Treatment Plant and Neighborhood F. XM II.AGRICULTURAL IRRIGATION Several BBID and Trimark owned farm irrigation facilities traverse the subdivision site. They include both BBID irrigation distribution canals and drainage conveyance pipelines, and Trimark owned distribution pipes and ditches, as well as surface run-off tailwater ditches.
