either Farmer owned or BBID owned run-off conveyance lines. Water occurs in these ditches temporarily <br /> during the irrigation season. These tailwater ponds are visible on the contour information included on the <br /> face of the Subdivision Map. In addition, two subsurface pipes traverse the property along Mountain <br /> House Parkway. These pipes, owned and operated by BBID convey both subsurface ground water <br /> collected beneath the site and adjacent parcels and tail water runoff from the surface application of <br /> irrigation on fields. <br /> Irrigation service to the subdivision site will be terminated back to the where the BBID canal crosses <br /> Mountain House Creek. Pipes from the new terminus will be extended beneath the creek to continue <br /> service to the agricultural fields north of the subdivision. Existing BBID subsurface pipes will be <br /> intercepted along the south of the subdivision, where the waters from both the ground water and tail water <br /> pipes will be connected to and discharged into the proposed storm water pipes to be constructed within <br /> Mountain House Parkway. Existing groundwater conveyance pipes located north of the subdivision <br /> along Byron Road will be left intact to continue subsurface drainage for farm fields along Byron Road. <br /> Improvement plans, which reflect this plan, will be reviewed with BBID and will be subject to their <br /> approval, as well as the approval of the CSD. <br /> Additional detailed information regarding the Farm Irrigation is included in Section 12 of this Binder, <br /> Farm Irrigation and Groundwater Report. <br /> According to preliminary studies performed on the Neighborhood F project site, groundwater is known to <br /> occur at seasonally varying elevations of between 8 and 12 feet below grade. These elevations are <br /> directly influenced by on-going seasonal surface irrigation practices. Conclusions of these investigations <br /> indicate that although construction-related dewatering NIVili be required for the installation of deep <br /> infrastructure pipes, that no ongoing `'permanent" dewatering will be required for this area, as protection <br /> against landscaped areas, or structural stability for improvements for private development. Further, it is <br /> anticipated that over time as more agricultural areas are converted to urban use within the Mountain <br /> House Community,that ground water levels caused by irrigation will continue to decrease. <br /> Other future development areas located north of Byron Road may likely require a permanent system. <br /> Groundwater issues will be addressed as part of future'Specific Plans and subdivision requests for those <br /> areas. These discussions are generally described in the Farm Irrigation and Groundwater Report <br /> included in Section 12 of this Binder. Further, more specific studies will be evaluated as part of <br /> Improvement Plan preparation and plan check with the CSD. <br /> YXIV.STORM DRAINAGE <br /> In accordance with the Master Storm Water Plan, and as proposed within the Neighborhood F Storm <br /> Water Plan, Trimark Communities will construct a series of both interim storm water protections ditches <br /> and berms, as well as build-out level storm water conveyance facilities as an oversizing component of the <br /> first subdivision development. These facilities will include the following: <br /> • A perimeter ditch around the south and west side of the neighborhood to intercept surface water sheet <br /> flows, <br /> • A series of minor grading excavations as well as perimeter berms adjacent to the Mountain House <br /> Creek corridor to keep creek storm flows within the existing flood basin, <br /> • Construction of storm water conveyance pipes within the De-Anna and Mountain House Parkway <br /> roadway corridors to convey off-site sheet flow and intract runoff flows to and under Byron Road, <br /> and will discharge into an interim discharge channel/water quality basin prior to discharge further <br /> north into Mountain House Creek and onto Trimark-owned agricultural fields, <br /> MAJOR SLBDIVISIO`i-TRACT 2925 PROJECT DESCRIPTION <br /> Page 13 <br />
