MOUNTAIN HOUSE NEIGHBORHOOD'F"PROJECT INITIAL STUDY <br /> Grant Line Road. Grant Line Road is an existing east-west arterial south of and outside the project site. The <br /> traffic study completed for the applicant concluded that some intersection improvements at the intersection <br /> of Grant Line Road and Mountain House Parkway would be warranted during buildout of the project. <br /> Interstate 205 Interchange. An interchange currently exists at Mountain House Parkway and I-205. The <br /> traffic study completed for the applicant indicates that the project would result in peak hour trips for the <br /> eastbound I-205 on-ramps that would warrant temporary signalization. No other specific improvements were <br /> found necessary for the proposed project. According to the Master Plan, specific improvements on the I-205 <br /> interchange would be triggered with subsequent subdivisions within the Mountain House New Community. <br /> The initiation of the Caltrans' Project Study Report(PSR)for the interchange would also be triggered with <br /> subsequent subdivisions, but not with the proposed project. <br /> Other Internal Roads. New internal streets within Neighborhood "F" would be constructed as the project <br /> builds out. Some of these would be local streets and cul-de-sacs and others would be collectors that connect <br /> to other collectors and arterials(see Figure 2). <br /> Transit. Transit stops are proposed along De Anza Boulevard and within Neighborhood"F"on the north side <br /> of the K-8 school at the center of the site(see Figure 2). Bus stop shelters are also proposed within a variety <br /> of locations. <br /> Telephone. Telephone and cable service would be provided by the CSD who may subcontract with another <br /> entity to provide such service to residents and businesses within the project. <br /> Electrical/Gas Lines. Electricity is to be provided by the Modesto Irrigation District and gas service is to <br /> be provided by Pacific Gas&Electric Company. These two companies would be responsible for constructing <br /> the necessary infrastructure for these services. A natural gas regulator station is proposed to be constructed <br /> at the comer of Mountain House Parkway and Mascot Boulevard. Relocation of existing gas lines is <br /> addressed in Section K of Chapter V of this Initial Study. A Modesto Irrigation District Substation is <br /> proposed to be constructed outside of the Mountain House New Community, west of the proposed water <br /> treatment facility(see Figure 3). Construction of this substation is not evaluated in this Initial Study as it is <br /> the subject of a separate environmental review document(Ashby, 2000). <br /> Fire Station. A temporary fire station is proposed to be constructed along De Anza Boulevard just north of <br /> Mountain House Boulevard or a permanent station at Mascot Boulevard and Central Parkway(see Figure 3). <br /> This station would include a building for fire protection equipment and living quarters for fire station staff. <br /> Other. Relocation and removal of on-site storm drainage, irrigation and gas lines has been addressed in <br /> separate reports prepared by the applicant. <br /> 7. Parks and Open Space <br /> The applicant has proposed a 5.02-acre neighborhood park that would be located adjacent to the K-8 school. <br /> The general layout and design of the park is shown in the Special Purpose Plan for Neighborhood"F"which <br /> was adopted by the County Board of Supervisors. The school facilities and neighborhood park would be <br /> jointly used by the community and the Lammersville School District under a Joint Use Agreement signed by <br /> the School District and the CSD. Construction of the neighborhood park would commence no later than at <br /> the issuance of 50 percent of the residential building permits for the neighborhood, and would be completed <br /> no later than the time of issuance of 80 percent of the residential building permits. <br /> C:Q0BS\SJCVHmni.srtrorRNALFNmALMVDY-PART1.D0C(7/20/00) 14 II.
