MOUNTAIN HOUSE NEIGHBORHOOD'F"PROJECT INITIAL STUDY <br /> generation figures used by the Lammersville School District, the 1,522 single-family and-family units <br /> potentially to be constructed at the site could generate about 860 elementary school students. This <br /> generation rate is slightly higher than that used in the 1994 EIR which estimated 829 elementary school <br /> students for K-8. <br /> For high school students, the project would generate about 198 students, using a student generation factor <br /> of 0.179 students per single-family unit and 0.0432 per multi-family unit. This number of high school <br /> students represents about 33 percent of the total number of students for the Specific Plan I area, or 596 <br /> high school students. <br /> Day care provisions have not been finalized for Neighborhood"F". While the applicant has provided land <br /> for a future day care center(at site of elementary school),the construction and operation of future day care <br /> facilities has not been determined. Section 4.5 of the"Certification of a K-8 School Facilities Impact <br /> Mitigation Agreement"(12/11/98) states that the Lammersville School District will reserve a site for a <br /> child care center and will share school facilities. However, no responsibility for construction or operation <br /> of such a center is assigned. Without on-site child care facilities, residents would be required to travel off- <br /> site for such services, contrary to the traffic objectives of the Master Plan to reduce off-site trips. <br /> A Neighborhood Park would be constructed at the east-central portion of the project site, adjoining the <br /> elementary school. This park is discussed in more detail under"Recreation"below. <br /> Condition ofAnnroval SERVICES-1: The applicant and Mountain House CSD shall ensure that <br /> the interim or permanent fire station is operational when no more than 100 residential units are <br /> occupied if the Tracy Rural Fire Protection District cannot provide a three-minute response time <br /> from an existing fire station. The first permanent fire station shall be provided when 1,800 <br /> residential units have been occupied, or earlier. <br /> Condition of Approval SERVICES-2: The applicant shall work with the Lammersville Elementary <br /> School District and MHCSD to identify a construction and operation plan for future day care <br /> facilities. This plan shall be completed prior to issuance of the 100`h building permit and shall <br /> include a proposed schedule for completion of such facilities <br /> Data Sources for Public Services Analysis <br /> Mountain House Community Services District.
