(3) Each automobile stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br />twenty (20) feet long. Each truck parking space shall be an unobstructed rectangle, minimum <br />of fifteen feet wide and thirty-five (35) feet long. <br />f. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet in <br />length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site <br />driveways and maneuvering areas may be used in lieu of the loading spaces as long as <br />maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br />g. LIGHTING: Lighting shall be provided and comply with the following: <br />(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(Development Title Section 9-1015.5[g]) <br />(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br />h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of 84 <br />feet, shall be installed across the Linne Road frontage of the project site. (Development Title <br />Section 9-1020.8) <br />(2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br />areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br />(3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. (Development Title Section 9-1020.) <br />(4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br />Title.. Three (3) trees shall be planted and evenly spaced throughout the parking lot. <br />(Development Title Section 9-1020.5) <br />i. SCREENING: Screening shall be provided and comply with the following: <br />(1) All storage materials and related activities, including storage areas for trash, shall be enclosed <br />by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br />dedicated street shall not be stacked higher than two (2) feet above the adjacent screen. <br />(Development Title Section 9-1022.4[e][2][A]) <br />j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />(1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the <br />driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br />of traffic. (Development Title Section 9-505.7) <br />(2) Access gates shall be recessed from the property line a minimum of sixty-five (65) feet. <br />k. SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any future right-of- <br />way line.
