Easements for utilities shall be as required by <br /> PG&E, PT&T and all other public utilities . The <br /> provisions of Article XIIA of Ordinance 892 , as <br /> amended, shall apply. <br /> 3 . Plans for all improvements to be approved by San <br /> Joaquin County Department of Public Works prior to <br /> consideration of the Final Subdivision Map. <br /> 4 .. Provision for storm water drainage shall comply with <br /> standards and requirements of the Department of Public <br /> works prior to consideration of th e.,Final Subdivision <br /> Map. <br /> 5. Water system or methods shall conform to the require- <br /> ments of the Local Health District. <br /> 6. Drainage, street lighting systems, sewage and community <br /> water systems shall be maintained by a utilities <br /> maintenance district. The maintenance district shall <br /> be formed prior to acceptance of the Final Subdivision <br /> Map. <br /> 7. The minimum net lot area shall be 20, 000 sq. ft. - <br /> subject to the Planning Department approval. <br /> B. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 18.01 of Ordinance 892 , as amended, <br /> the developer shall contribute fees of equivalent value <br /> as defined in said section . <br /> 9. A Preliminary Soil Report as prescribed in Section 5. 165 <br /> of Ordinance 892, as amended, shall be required. <br /> 10. Full street improvements in compliance with Ordinance <br /> 672 shall be provided within the subdivision. Veronica <br /> Street shall be fully improved to both sides in <br /> compliance with County standards and is to include <br /> curbs and gutters . <br /> 11. A 20 ' radius at the southeast corner of Veronica <br /> :street and Cherryland Avenue will be required. <br /> 12 . No public access to be provided at the end of the <br /> cul-de-sac to the property to the east. <br /> 13 . Local Health District approval of: <br /> a. Engineered package sewage plant to be provided <br /> unless septic tanks are approved. <br />
