Iwamiya, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SU-98-1 MAJOR SUBDIVISION APPLICATION FOR AN 88-LOT RESIDENTIAL <br /> SUBDIVISION, LOCATED ON THE NORTH SIDE OF LOCKE ROAD, 2,550 FEET <br /> NORTHEAST OF BRANDT ROAD, SOUTHWEST OF LOCKEFORD. (DISTRICT 4). <br /> APPLICANT: JSA Properties(John Cheney) APNs: 051-290-13 and 051-290-25 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Locke Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the <br /> time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> (Development Title Section 9-910.2) <br /> 2. If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements <br /> within one (1)year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> 3. Uplands Drive.
