Dedication to result in a 30-foot wide right-of-way from the centerline of Locke Road to the property line shall be required and improved on the subdivided side to County Standards for a 60-foot right-of-way collector residential street with vertical curbs and on the opposite side, 14 feet from the centerline. (Development Title Section 9-1150.5(b)) 5. A community retention pond drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. The acceptance or approval by the County of the drainage system does not relieve the developer(or his engineer) of the responsibility of providing an adequate drainage system. The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health Services Environmental Services Division and the Department of Public Works. The system shall provide adequate domestic and fire water supply in conformance to the requirements of the County Fire Warden and the local Fire District. The project shall be served by a public sewer collection and treatment system constructed in conformance with the requirements of the San Joaquin County Public Health services Environmental Services Division and the Department of Public Works. Adjustment to improvements shall be made to provide for two-way traffic and for temporary cul-de-sacs as well as utility systems modification to conform to County Standards where subdivision is to be recorded in phases. i 1. A Preliminary Soils Report is required in accordance with the County Standards for the purpose of determining the R-Value for the design of the roads. (Development Title Section 9-910.2) 12. All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public utility easements shall be provided along the road frontage of the subdivision and as required by the public utility companies. (Development Title Section 9-1155.2)
