Dedication to result in a 30-foot wide right-of-way from the centerline of Locke Road to the property line <br /> shall be required and improved on the subdivided side to County Standards for a 60-foot right-of-way <br /> collector residential street with vertical curbs and on the opposite side, 14 feet from the centerline. <br /> (Development Title Section 9-1150.5(b)) <br /> 5. A community retention pond drainage system shall be provided to meet the requirements of the County <br /> and to provide adequate drainage for the subdivision. The acceptance or approval by the County of the <br /> drainage system does not relieve the developer(or his engineer) of the responsibility of providing an <br /> adequate drainage system. <br /> (Development Title Section 9-1135.2) <br /> 6. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Services Division and the Department of Public Works. The <br /> system shall provide adequate domestic and fire water supply in conformance to the requirements of the <br /> County Fire Warden and the local Fire District. A "Will Serve" letter from the Lockeford Community <br /> Services District shall be required. <br /> (Development Title Section 9-1120.2) <br /> 7. The project shall be served by a public sewer collection and treatment system constructed in conformance <br /> with the requirements of the San Joaquin County Public Health services Environmental Services Division <br /> and the Department of Public Works. A "Will Serve" letter from the Lockeford Community Services <br /> District shall be required. <br /> (Development Title Section 9-1105.2) <br /> 8. Street lighting shall be provided for the subdivision and the frontage of Locke Road. <br /> (Development Title Section 9-1150.11) <br /> 9. A County Service Area shall be formed prior to the approval of the Final Map to provide for the operation, <br /> maintenance and improvement of storm drainage and street lighting facilities. <br /> (Development Title Section 9-1100.5) <br /> 10. Adjustment to improvements shall be made to provide for two-way traffic and for temporary cul-de-sacs as <br /> well as utility systems modification to conform to County Standards where subdivision is to be recorded in <br /> phases. <br /> i 1. A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads. <br /> (Development Title Section 9-910.2) <br /> 12. All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public utility <br /> easements shall be provided along the road frontage of the subdivision and as required by the public utility <br /> companies. <br /> (Development Title Section 9-1155.2) <br />
