4. Drainage shall comply with standards and requirements <br /> of the Department of Public Works prior to consideration of the <br /> Final Map. Drainage within the subdivision shall be contained <br /> on one lot. <br /> 5. Water system or methods shall conform to the require- <br /> ments of the Local Health District, the Department of Public <br /> Works and San Joaquin County Ordinance 1862. A small public water <br /> system with two wells shall be provi<<ed and shown on the map, to <br /> be maintained by a private water company. The existing well <br /> on Lot 17 shall be abandoned under San Joaquin Local Health <br /> District Ordinance 1862. The two new well sites shall be <br /> separate lots and shall have frontage on proposed County roads <br /> in subdivision. <br /> 6. Sewage disposal system shall be connected to the <br /> City of Stockton. <br /> 7. The minimum net lot area shall be one-half acre. <br /> 8. A Preliminary Soil Report as prescribed in Section <br /> 5.165 of Ordinance 892, as amended, shall be required. <br /> 9. Full street improvements, curb and gutter only <br /> (no sidewalks) in compliance with the Improvement Standards <br /> and Specifications Manual of the Department of Public Works <br /> shall be provided within the subdivision, and Arch Road and 99 <br /> Fronta -re Road shall be fully improved in compliance with Public <br /> Works requirements. Rights-of-way within the subdivision shall <br /> be 84 ' wide on the main line (B and D Streets) and 60 ' wide <br /> rights of way on collector streets within the subdivision (A <br /> and C Streets) . <br /> 10. All buildings shall be provided with 100 year flood <br /> protection. <br /> 11. Storm drainage ponds, water system, and lighting <br /> shall be maintained, operated and improved as necessary by a <br /> private service area. The private service area shall be formed <br /> prior to the consideration of the final map. <br /> 12. An adequate water supply for fire protection with fire <br /> hydrants and connections shall be installed in conformance with <br /> the requirements of the County Fire Warden and Montezuma Rural <br /> Fire District. <br /> 13 . Access to 99 Frontage Road shall be restricted. <br />
