Additionally , pursuant to Development Title Section 9 - 406 . 060 , the minimum size of each <br /> parking stall must be 94eet wide by 194eet deep . <br /> The site plan does not depict surfacing material in the parking lot area , driveways , or maneuvering <br /> areas . Pursuant to Development Title Section 9 - 406 . 060 ( i ) , all parking spaces , driveways , and <br /> maneuvering areas shall be surfaced and permanently maintained with asphalt concrete or <br /> Portland cement concrete . <br /> A revised site plan depicting the required parking stall dimensions and surfacing material must be <br /> submitted by the applicant prior to completion of the environmental review for the project . <br /> Fencinq and Screening <br /> The site plan depicts a fence surrounding the proposed project site , and two 25400t-wide gates . <br /> The fence material , height , and gate setbacks are not depicted on the site plan . <br /> Pursuant to Development Title Section 9 -400 . 040 ( a ) ( 4 ) , all gates shall meet the applicable fence <br /> height requirement and shall be setback a minimum of 10 feet unless there are at least 16 feet <br /> between the property line and the edge of the travelled roadway , in which case the setback <br /> requirement is waived . <br /> Additionally , pursuant to Development Title Section 9 -400 . 040 ( b ) ( 1 ) , fencing within required yards <br /> can be up to 7 feet in height ( open ) or up to 5 feet of solid ( closed ) . No further details regarding <br /> landscaping are depicted . <br /> Pursuant to Development Title 9 -402 . 030 ( x ) , all required front setbacks , except for areas to be <br /> used for driveways and entries , shall be landscaped . Also , pursuant to Development Title Section <br /> 9402 . 040 ( a ) , landscaping must consist of a combination of ground cover materials , shrubs , and <br /> trees . Additionally , pursuant to Development Title Section 9 -402 . 03 ( c ) , 1 tree is required for every <br /> 5 parking stalls , and shall be evenly spaced throughout the parking lot . <br /> The applicant must submit a revised site plan depicting the required landscaping prior to completion <br /> of the environmental review for the project . <br /> Lighting and Illumination <br /> The site plan does not depict lighting for the parking area . Pursuant to Development Title Section <br /> 9 -406 . 060 ( m ) , parking lot and security lighting must be installed if the parking area is to be used at <br /> night and all lighting must be designed to confine direct rays to the premises with no spill - over . As <br /> a result , the required lighting must be depicted on a revised site plan prior to completion of the <br /> environmental review for the project . <br /> Nototomne Cultural Preservation <br /> On January 3 , 2023 , the Community Development Department received a response letter from the <br /> Nototomne Cultural Preservation requesting that the project be denied because the site has been <br /> identified as a sensitive location for burial discoveries . It is recommended that the applicant contact <br /> the Tribe as soon as possible to discuss their concerns .
