DESCRIPTION OF PROPOSED DEVELOPMENT <br /> As part of the UPRR — Lathrop Intermodal Expansion, the proposed development <br /> includes construction of an approximately 6,048 square foot gate building and septic <br /> system. The gate building and septic system will be located within the UPRR Lathrop <br /> Intermodal Terminal, located adjacent to 1000 East Roth Road, at APN 198-200-160. The <br /> proposed gate building will be located approximately 2,100 feet south of Roth Road and <br /> 290 feet west of Intermodal Way, and the proposed septic system leach field will be <br /> located approximately 218 feet north of the gate building. The proposed septic system <br /> will be connected to the gate building and used 365 days a year. The proposed locations <br /> of the new gate building and septic system are depicted in Figure 2 and on page 15 of <br /> the Utility Plans (Appendix A). <br /> 1.3. PARCEL VICINITY LOCATION MAP <br /> San Joaquin County Assessor's Map Book 198 Page 20 depicts the site parcel (APN 198- <br /> 200-160) across the entire central portion of the page. The parcel is bordered to the north <br /> by Roth Road. Beyond Roth Road, the parcel is bordered to the north (177-050-030) by <br /> agricultural property; to the south (198-030-280) and west (198-200-050 and 198-200- <br /> 010) by miscellaneous property; and to the east (198-200-130, -140, -170, -240, and - <br /> 250) by commercial and vacant property. The parcel vicinity map and a satellite overview <br /> map are included in Appendix B. <br /> 1.4. SITE MAP <br /> A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br /> trees, pastures, etc.) is illustrated in Figure 2 and Appendix B. <br /> 2.0. PRESENT AND PAST USAGE OF SITE <br /> The subject property is currently undeveloped and being used to store and park trailers. <br /> Prior to the current use, the property was likely used for agricultural purposes. <br /> 2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> The potable water supply for the property will be provided by the City of Lathrop. There <br /> are no groundwater wells proposed for the development (Figure 2). The development of <br /> a gate building and septic system will not affect water being supplied to the property. <br />
