Mountain House 3F III <br /> The Mastor Plan directs that programs shall be Instituted to attract and develop Jobs in the community. <br /> Jab development activltles shall target specific types of industry that tend to offer higher salaries,including: <br /> • biomedical, blotech,bleengineering <br /> • professional health care services <br /> • high-tech(i.e.,chip manufacturing,software development) <br /> • voice and data communication hardware and services <br /> • flnanelal services,real estate,accounting and legal services <br /> Land use allocations and regulatory controls shall support a jotxslhousing balance,and land use ahaNes <br /> or regulatory changes will not be made without giving consideration to the effects on a jobsfh❑using <br /> balance. The primary emphasis of the Jobs/Housing Program shall be to rely on market forces to attain <br /> desired jobslhousing goals, rapier than on overt governmental action, such as restricting residential <br /> development,to correct jobslhcusing imbalances. Non-residential land uses shall generally conform to <br /> the minimum job densities presented in Master plan Table 3-1:Land Use Summary by Neighborhood, <br /> Redesignation and rezoning of commercial and industrial land to nun-employment uses (such as <br /> residential uses) shall be approved only if the County deterrnines that the proposed redesignation or <br /> rezoning will not have a negative impact on the Mountain House JobsiHoming and Affordable Housing <br /> Programs. <br /> 3.4.1.2 Specific plan 111 nescrlption <br /> A balance of residential and employment uses Is provided within the SP III planning area such that the <br /> jobs-housing balance set forth In the Master Plan is maintalned, The total or3,5M15 jobs are ai7tiripated <br /> for the expected 3,631 employees resicting wlthln SP 111 for a Jobslhousing ratio of 0,98. <br /> 3.4.1,3 Implementation Measures <br /> a. All development projects shall comply with the Mountain House JobsNousing Program contained in <br /> Master plan$ecpon 3.9.2, All development lands shall also comply with the applicable provislons of <br /> Development Agreements adopted for projects wilhin the 5P III planning area. <br /> 3.4,2 Affordable Housing Program <br /> 3.4.2.1 Master Ilan Summary <br /> The Master Plan's affordable housing program Is intended to onsure that housing is available and <br /> affordable to all employees in Mountain House.
