sub-slab sampling, indoor air assessments, site-specific health risk assessments, etc.—may be warranted <br /> to further assess site-specific health risks. <br /> Since the subject property is presently developed with a commercial/industrial buildings, and any future <br /> development would also be for commercial/industrial land use, comparison to commercial/industrial <br /> screening levels are most appropriate. <br /> The soil vapor results from the investigation will be compared to the DTSC-Recommended SLs under <br /> existing and future commercial building land use scenarios using attenuation factors of 0.001 and 0.0005, <br /> respectively. <br /> In the latest update to HERO Note No. 3, DTSC also recommends that screening assessments calculate <br /> soil vapor screening levels using the US EPA recommended attenuation factor of 0.03 (based on June <br /> 2015 guidance) for sub-slab soil gas and "near-source" exterior soil gas. The soil vapor results from the <br /> investigation will also be compared with the US EPA recommended attenuation factor of 0.03. <br /> A report detailing the sampling methodology and results of soil matrix, soil vapor, and groundwater <br /> sampling will be prepared, and it will provide conclusions of the assessment and recommendations. The <br /> report will include maps showing soil boring locations, soil boring logs, and laboratory reports, and will <br /> be conducted by a California Professional Geologist, which meets the credentials of an Environmental <br /> Professional under 40 CFR312.10 (b). <br /> Project Management <br /> Includes project scheduling, subcontractor coordination, laboratory work order and client <br /> correspondence. <br /> Exclusion and Assumptions <br /> • Sampling and testing of building materials for potential asbestos or lead based paint is not included <br /> in this scope of work. <br /> • No regulatory agency's supervision or oversight is applicable for this investigation. <br /> • FR will notify Underground Services Alert of the intent to excavate and use standard care to avoid <br /> potential damage to subsurface utilities, but will not be responsible for any such damage beyond <br /> what is within the scope of services promised. <br /> • The surface cover will be no thicker than 6 inches. If professional concrete coring is required due to <br /> unforeseen adverse conditions at additional charge, FR will notify the client for cost approval, prior <br /> to additional costs being incurred to the project commencement. <br /> • A 9-foot minimum overhead clearance will be available at all boring locations for adequate access. <br /> • Concrete or asphalt patch will be sufficient to refinish the ground surface at each boring location. FR <br /> will not be responsible for replacing flooring at boring locations (e.g., tiles, carpet, epoxy seal, etc.) <br /> beyond concrete or asphalt patch. <br /> 7 <br />
