Five-foot deep soil gas samples will be collected at two of the four inferred locations of <br /> the petroleum hydrocarbon release. <br /> • Based on the statements within Partner's December 9, 2015 Phase I Environmental Site <br /> Assessment(ESA)report,the Site was formerly developed as agricultural land(circa 1937- <br /> 1957)then developed with a farming operation and possible residences(circa 1963-1980s), <br /> and in consideration of obtaining a NFA from the DTSC, soil samples will be collected for <br /> analysis of environmentally persistent agricultural pesticides. <br /> 1.4 Site Characterization Data Quality Objectives <br /> Partner will utilize qualitative and quantitative analytical data quality objectives(DQOs)to support <br /> decisions for Site characterization activities.The DQOs related to laboratory activities are included <br /> in the QA/QC Plan and DQOs with respect to the field work are included in the SAP. <br /> 2.0 SITE HISTORY AND BACKGROUND <br /> The description and history of the Site are provided below. <br /> 2.1 Site Description <br /> Partner completed a Phase I ESA report on December 9, 2014 for the Site. The Tracy Corners <br /> Shopping Center encompasses 8.3 acres with 86,180 square feet of single story commercial tenants <br /> located at the southwest corner of the intersection of North Tracy Boulevard and Clover Road <br /> within a mixed commercial and residential area of San Joaquin County. A Site vicinity map is <br /> shown on Figure 1. The shopping center is currently occupied by retail commercial establishments <br /> including a super market, restaurants, nail and hair salons, insurance and financial outlets, an <br /> automobile parts store, and various professional services. Refer to Figure 2 for a Site plan of the <br /> shopping center. The construction of the shopping center structures reportedly includes slab-on- <br /> grade foundation; and silty sand was observed underlying the slab associated with the Quality <br /> Cleaners during December 2014 sub-slab sampling. <br /> In June 2015, SLP provided Partner with a 2005 ALTA Survey map. The ALTA map indicates a <br /> sanitary sewer lateral inferred to be connected to the Quality Cleaners traverses west and beneath <br /> the building slab and extends to the west of the building slab footprint. The sewer lateral is aligned <br /> beneath the asphalt concrete paved-parking areas along the western exterior of the shopping center <br /> structure and traverses north to Clover Road where it most likely connects to a municipal sewer <br /> line.
