Nagata,Trustee of the Grace Research conducted back to 1981.This is <br /> M.Nagata Trust 03/02/1992 the oldest pertinent deed of record <br /> accessible at this time. <br /> 2.4.2 Facility Ownership and Operators <br /> According to the owner of the current site tenant, the Subject Property later operated as a Mexican restaurant in the <br /> southern portion of the building where the former Dry Cleaner was located.The restaurant is now closed.A <br /> motorcycle club now occupies the southern end of the building, and the former boiler room is being used as a kitchen. <br /> The northern portion of the building is currently occupied by a flower shop and a barber shop. <br /> 2.4.3 Business Type and Years of Operation <br /> The subject property was built in 1940,operated as a dry cleaner from 1970 to 2010, and PCE was used from 1986 <br /> to 2010.The candy store occupied this space after the closure of the dry cleaner, and the former boiler room was <br /> converted to a kitchen.After the Mexican restaurant closed, a motorcycle club occupied the space, along with the <br /> kitchen. <br /> 2.4.4 Subject Property Zoning <br /> The Subject Property is currently zoned for General Commercial. <br /> 2.5 Surrounding Property Land Uses <br /> The Subject Property is located in an area of built-up urban development. The current land uses on the adjoining <br /> properties are summarized as follows(Figure 3): <br /> North: A pizza cafe restaurant, a burger restaurant, and two tire and wheel shops; <br /> South: Single-family residential homes; <br /> East: A car wash facility; and <br /> West: A Mexican restaurant. <br /> 2.6 Previous Site Assessments <br /> A Phase I ESA was completed for the Subject Property in 2022 (AECOM 2022b).This report stated the use of the <br /> Subject Property for dry cleaner operations from at least 1986 to 2010 may have resulted in the release of hazardous <br /> substances, including halogenated solvents,which constitute a recognized environmental condition (REC). <br /> The report also considered several gas stations, automotive repair, and two historical dry cleaners are located within <br /> 500 feet of the Subject Property to be RECs. No other controlled RECs(CRECs), historical RECs(HRECs), or de <br /> minimis conditions(DMCs)were identified in association with the Subject Property and a limited Phase 2 <br /> investigation was recommended to further assess potential impacts to potentially impacted media in and around the <br /> Subject Property.The collection of soil vapor samples was recommended in the area of the former dry cleaners. <br /> 2.7 Water Supply <br /> The Subject Property is located within the San Joaquin Valley sub-region of the Sacramento-San Joaquin aquifer <br /> system and is serviced by the City of Stockton Municipal Utilities Department. <br /> Prepared for: California Department of Toxic Substances Control AECOM <br /> 9 <br />
