Z Site Background
and Associates in May 2000, the site is underlain by between 4 to 14 feet of clay and silty clay
material, followed by sandy silt, and then alternating horizons of silty clay, clayey silt and sand.
The closest surface water is the Mormon Slough and Walker Slough, approximately 0.3 miles
north and 1.1 miles south-southeast,respectively. The Stockton Deep Water Channel is located
approximately 1.5 miles northwest of the site and the San Joaquin River is approximately 2.1
miles southwest of the site.No water supply or monitoring wells are located on the subject
parcel.
Groundwater was encountered on site at a depth of 39 feet below ground surface(bgs)in May
2000 (Krazan,2000). Based on review of sites within a 1-mile radius of the site, groundwater
flow is generally to the southeast and east.
2.4 Site History
According to the E&E Phase I ESA(E&E 2010),the subject property has been primarily vacant
land with no history of development. Historical aerial photographs show an apparent race track
with an associated building on the property between 1963 and 1970. A concrete slab on the site
may be a remnant of the foundation of this building. The lien search indicated that the
Redevelopment Agency of the City of Stockton was the grantee of a grant deed from the United
States Postal Service(USPS) for the subject property(APN# 169-020-11)dated February 13,
2003.
2.4.1 Current Uses
The property is currently vacant pending redevelopment.
2.4.2 Previous Investigations on the Subject Property
Previous site investigations include Krazan&Associates Geotechnical Engineering
Investigation,2000; Lowney Associates Soil Quality Evaluation, 2000; URS Phase I
Environmental Site Assessment,2000; and E&E Phase I Environmental Site Assessment,2010.
Geotechnical Engineering Investigation, 2000,Krazan & Associates,Inc.
In 2000,Krazan&Associates conducted a geotechnical engineering investigation at the subject
property for the USPS. Four borings were drilled at the subject property to depths from 10 to 50
feet bgs. The borings encountered alternating layers of silty sands, clayey silts, and silty clays at
various depths below the subject property. No environmental samples were collected.
Groundwater was encountered in one boring at approximately 39 feet bgs.
Soil Quality Evaluation,2000,Lowney Associates
In 2000, Lowney Associates conducted a soil investigation at the subject property in which eight
soil borings were advanced to depths of 15 feet bgs throughout the site. Soil samples were
collected from each boring at depths ranging from 10 feet to 15 feet bgs,and from approximately
5 feet bgs at three locations. All 19 soil samples were analyzed for Total Petroleum
Hydrocarbons(TPH) as Gasoline(TPH-g), Diesel(TPH-d),and Motor Oil(TPH-mo);benzene,
toluene, ethylbenzene,and xylenes(BTEX); and volatile organic compounds(VOCs).
Laboratory analysis of the soil samples collected from the exploratory borings did not detect
TPH-g,TPH-mo, BTEX compounds,or VOCs at concentrations above the laboratory reporting
limits. One soil sample from 10 feet bgs in boring B-1,located in the northeast portion of the
site, detected concentrations of TPH-d at 1.3 parts per million. The low level of diesel range
I4902693.1401.01BR 2-2
El Co.M.No.l
