Exception: the Landlord's repair/replacement responsibility <br /> for AHU-6 components will be limited to the first twelve months of <br /> Tenant occupancy. <br /> 5- Landlord shall supply compressed air for HVAC control requirements <br /> and 24 hour access to the HVAC control panel- <br /> Tenant Responsibilities. <br /> 1. Tenant will pay for all HVAC modifigations required by its occupancy. <br /> These modifications include duct revisions due to changes in wall <br /> location or ceiling height and the addition of a gas feed duct furnace <br /> for AHU-6. All system modifications will be submitted to the <br /> Landlord for approval prior to work commencement which approval <br /> shall not be unreasonably withheld or delayed. <br /> 2. Tenant will be responsible for the repair/replacement of AHU-6 <br /> components after the first twelve months of Tenant occupancy. <br /> 3. Tenant supplied HVAC equipment such as clean room air handling <br /> and purification systems shall be the responsibility of the Tenant. <br /> C., Fire Sprinkler System. <br /> Landlord 'shall deliver to Tenant a fully functional, overhead fiva sprinkling <br /> system designed for manufacturing uses. This system shall conform with all <br /> uniform fire codes and be approved for its .current use by the local fire <br /> department officials based upon its previous use. In the event the fire <br /> specifications, pressure ratings and/or density ratings are insufficient for <br /> Tenant's required use, Tenant shall have permission to modify said system at <br /> Tenant's sole cost and expense. Landlord shall maintain the primary system <br /> inclusive of scheduled testing and routine maintenance obligations as required <br /> by local fire department officials, uniform fire code requiretnents, and <br /> Landlord's fire insurance provider. <br /> D. Fire Detection System. <br /> Landlord shall deliver the Leased Premises to Tenant equiplod with an <br /> existing fully operable fire detection system which currently meets all current <br /> uniform fire codes and regulations. This system is inclusive of LI:, approved <br /> smoke detectors, flow and pressure sensors, alarms, pull statio;is all wired <br /> through a central station monitored master control panel. Landlord shall be <br /> responsible for system maintenance, routine testing, and payment of any <br /> central station monitoring fee. Terant shall be responsible for all system <br /> modification which result from Tenant's Improvements and Tenant's use of <br /> the Premises. Tenant shall also provide Landlord, Landlord's ::ontractors, <br /> agents, and vendors with 24 hour access to the main fire alarm ccntrol panel. <br /> 4 <br />
