Fmergency Lighting. <br /> Landlord shall install and maintain an emergency lighting system consisting <br /> of spotlights mounted over all exit doors which rneets all code requirements. <br /> Tenant shall be responsible for making modifications or additions related to <br /> Tenant's occupancy. <br /> F. Security System. <br /> Landlord will allow Tenant to use any portion of the existing security system, <br /> including a Schlage key badge system that Tenant deems suitable for its use. <br /> Landlord agrees to replace a missing amplifier that is common to the fire <br /> alarm, security, and paging systems. Landlord makes no claims as to the <br /> condition or suitability of this equipment. Tenant shall be responsible for <br /> modification and maintenance of the security system serving the Leased <br /> Premises. <br /> G. Waste Water Treatment (WWI) Vault and Bulk Chemical Storage Areas. <br /> Landlord agrees that the Waste Water Treatment (WWT) Vault and Bulk <br /> Chemical Storage areas are excluded from the Leased Premises. Tenant <br /> agrees to seal the trench it will be using from the WW17 vault and add any <br /> additional safety fencing around the vault perimeter that it deems necessary. <br /> Landlord will allow Tenant the option of moving existing chair{ link fencing <br /> on the north side of the bulk chemical storage area to the south side of the <br /> WWT vault as an alternative to purchasing new fencing. <br /> H. Permanent Monitoring Wells. <br /> Landlord shall allow Tenant to install four groundwater monitoring wells for <br /> the purpose of establishing baseline data and providing periodic analysis of <br /> groundwater constituents. Any groundwater monitoring wells shall meet and <br /> comply with any and all applicable laws. Tenant will pay for all costs <br /> associated with the installation, sampling, analysis, and dosing of these wells. <br /> Tenant will have sole access to these wells but will provide the Landlord with <br /> a copy of all analysis. The initial location of each proposed well is defined by <br /> the "Monitoring Well" exhibit attached as Exhibit A-3. Tenant small have the <br /> right to move the monitoring wells to other locations on the leasjed Premises <br /> with prior approval of Landlord. <br /> I. Parking. <br /> Landlord shall provide designated parking sufficient to accommodate up to <br /> 100 employees of Tenant per shift. All parking shall meet any and all <br /> applicable local codes and ordinances. In addition to the striped areas <br /> depicted on the parking exhibit attached, Landlord shall allow Tenant to use <br /> the area outside the east end of building for additional parking.
