And, properties located along <br /> Fishback Road and Wawona Street are planned for single-family residential use. <br /> Much of the area is comprised of larger rural parcels occupied with an older <br /> single-family. This is true for much of the land area located along Airport Way, <br /> south of Yosemite Avenue. Newer homes are located along Airport .Way, north <br /> of Yosemite Avenue. Estate type rural parcels and single family dwellings are <br /> located along Fishback Road and Wawona Street. <br /> Properties along Airport Way and Yosemite Avenue will transition over time to <br /> commercial and light industrial use; the existing rural dwellings will be replaced <br /> with new commercial and light industrial uses consistent with the General Plan. <br /> Consistent with the single-family,neighborhood and high school setting of the <br /> area, the rural estate parcels on Fishback Road and Wawona Street will likely be <br /> subdivided in the future to conventional subdivisions. <br /> Many of the narrow and deep parcels found along Airport Way and Yosemite <br /> Avenue will need to be combined in order to facilitate development that is <br /> consistent with urban development standards. <br /> 2. Environmental: <br /> An environmental negative declaration has been prepared for this project. <br /> Pursuant to the Initial Study prepared for this project, potential physical impacts <br /> resulting from the project either have been evaluated within environmental impact <br /> analyses previously prepared in accord with the California Environmental Quality <br /> Act (CEQA). Or, are fiscal and administrative in nature and will in and of <br /> themselves effect no physical impacts. <br /> The initial Study prepared for the project shows that there is no substantial <br /> evidence, in light of the whole record before the Lead Agency that the project will <br /> have a significant effect on the environment that has not been previously <br /> evaluated and, as necessary, mitigated, as part of previous environmental <br /> analyses. <br /> After conducting a public hearing on the entire project, inclusive of the <br /> environmental evaluation, and taking testimony from the public, the City Council <br /> certified the Negative Declaration at their meeting of May 16, 2005. <br /> D. Municipal Services <br /> 1. Sanitary Sewer: <br /> Sanitary sewer service is currently available to portions.of the annexation area, or <br /> will be made available as new development begins to replace existing rural uses.. <br /> An 8-inch sewer main is presently available at the intersection of Yosemite <br /> Avenue and Airport Way, extending north along Airport Way.
