Statement of Fair Share Housing Needs <br /> The annexation includes about 20 acres of land area located along Fishback <br /> Road and' Wawona Street that is zoned R-1 (Single Family Residential). In <br /> addition, about 35 acres are planned for-CMU (Commercial Mixed Use) along <br /> Airport Way and Yosemite Avenue. The CMU land use designation is new, <br /> which was introduced to the community during the recent update program of the <br /> General Plan. <br /> The 20-acre R-1 zoned area is presently occupied with rural estate type parcels, <br /> ranging from one acre to two acres in size. The one-acre parcels along Wawona <br /> Street are not likely to be subdivided dire to placement of existing dwellings, and <br /> would thus remain as single dwelling lots. The two-acre parcels along Fishback <br /> Road on the other hand are large enough to be subdivided individually or as <br /> combined parcels. Subdivision of these parcels could result in an increase from <br /> the six existing estate type dwellings to about fifty (50) conventional-lot dwelling <br /> units. There is no proposal at this time for any-type of development. <br /> The CMU land use district includes a residential component, wherein the <br /> commercial mixed-use development provides dwellings at densities of 15.9 to.25 <br /> units per acre. In new urbanizing areas (such as the subject annexation project) <br /> the mixed-use concept would accommodate at least 35% of the land area <br /> allocated to High-Density Residential use. The CMU district also stipulates that <br /> in new urbanizing areas, the property could develop primarily as multi-family <br /> residential. As such, the 35-acres of the annexation area designated CMU could <br /> result in between 528 to 875 higher density residential units. To this extent the <br /> annexation would permit the development of high-density residential units that <br /> enhance the City's ability to achieve its fair share of the regional housing needs. <br /> BJC <br /> May 13,2045 E-5 <br /> I <br />
