Gau <br /> Sub : MS-93-108 (Costamagna) <br /> Date: 1-20-94 <br /> Page: - 2 - <br /> Due to the owner's history of creating homesltes and the proposal to create multiple <br /> homesites, this application will fragment agricultural land. <br /> 3. The site is physically suitable for the type of development. <br /> • This Finding can be made because all development requirements in the County <br /> Development Title and all minimum County standards are met. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because the number of parcels proposed is consistent with <br /> the General Plan density. <br /> 5. The design of the subdivision or the proposed improvements are not likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish or wildlife or their habitat. <br /> • This Finding can be made because the Initial Study prepared for this project Indicated <br /> that there will be no significant adverse Impacts on the environment or upon <br /> threatened or endangered species. <br /> 6. The design of the subdivision or the type of improvements is not likely to cause serious public <br /> health problems. <br /> • This Finding can be made because the subdivision design and the Improvements <br /> must meet County standards. Soil suitability studies are required to determine if <br /> septic systems will be suitable. <br /> 7. The design of the subdivision or the type of improvements will not conflict with easements, <br /> acquired by the public at large, for access through or use of property within the proposed <br /> subdivision. <br /> • This Finding can be made because there are no easements acquired by the public <br /> at large within this subdivision. <br /> 8. Any land or improvements to be dedicated to the County are consistent with the General Plan. <br /> • This Finding can be made because any such Improvements or land must meet County <br /> standards and requirements for dedication and/or construction. <br /> 9. The design of the subdivision provides, to the extent feasible,for future passive or natural heating <br /> or cooling opportunities in the subdivision. <br /> • This Finding can be made because the two lots are large enough so that Individual <br /> dwellings can be situated to take advantage of solar orientation. <br />
