i <br /> Unless otherwise specified, all the Conditions of Approval and <br /> Ordinance Requirements shall be fulfilled prior to the issuance i <br /> of any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the addition of a 17 , 000- <br /> square foot cold storage building to an existing food <br /> packing/storage facility. <br /> b. Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading. All storm drainage run-off from <br /> improvements on the site shall be retained in the <br /> existing storm retention pond. The drainage pattern <br /> and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity <br /> calculations shall be submitted for approval. A plan <br /> check fee will be required. (Development Title Section <br /> 9-884) <br /> C. The Improvement Plan shall show all existing and <br /> proposed surfaces. All parking spaces, driveways, and <br /> maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide <br /> a durable, dust-free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015. 5) <br /> d. The existing retention pond shall only be used for <br /> storm water runoff. It shall not be used for the <br /> collection of processing water or any other materials <br /> associated with the use of the facility. <br /> e. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) The Business License <br /> application shall be submitted within thirty (30) days <br /> of the effective date of the approval. <br />
