GP--92-8, ZONE RECLASSIFICATION APPLICATION
NO. ZR-92-8, - AND MAJOR SUBDIVISION APPLICATION
Na. SII-92-6 OF ACAMPO ESTATES VENTUREI
(C/O BAUXBAC$ & PIAZZA)
--------------------------------•---- -------- ------------ ---
The applicant has submitted preapplications to change the General
Plan designation on 30.79 acres from Agriculture to Rural
Residential, to reclassify the same acreage from AL-10 (Limited
Agriculture; 10-acre minimum parcel size) to RR-65 (Rural
Residential; 65, 000-square foot minimum parcel size) , and to divide
the property into twelve parcels of approximately two acres and one
parcel containing approximately four acres with a:vesting tentative
map. The following preapplication comments are intended to inform
the applicant of preliminary considerations on , General Plan and
zoning consistency, public and subdivision design and improvement
requirements, and preliminary design constraints.
GENERAL PLAN/ZONING CONSIDERATIONS: r
The site of the proposed project is designated as Agriculture by
the General Plan, with an accompanying zone designation of AL-10.
A preliminary review of the project indicates that it does not ,
appear to be inconsistent with the General Plan' s Rural Residential ;
Principles.
The proposed zone designation, RR-65, is one of the implementing I
zones for the Rural Residential General Plan designation, according
to the General Plan/Zoning Consistency Matrix. ', The size of the
parcels proposed by the subdivision also appearsrto be consistent
with the Draft General Plan's range of parcel sizes.
.. h
1III ,
i
II }
