The close proximity of the
standing water in these retention ponds to water wells
increases the potential for contamination of the well supply
with surface water, and there is also the potential for further
raising the groundwater level during the winter months, which
could render septic system leach fields less effective .
Individual septic systems are acceptable to the Department of
Public Works and the Local, Health District . Percolation tests
will be required on each lot .
Schools •
The project site is within the Lodi Unified School District .
Students from the project area would attend Davis Elementary
School , Morada Middle School, and Tokay High School . Both
Morada Middle School and Tokay High School are presently
overcrowded and are projected to continue operating over capa-
city in the near future . The project is subject to the payment
of school development fees. As these fees may represent a
sizeable amount of money, this information should be included
in the public report for this subdivision which is filed with
the State Department of Real Estate.
Parks:
The project will increase the demand for park facilities .
Police •
The project will incrementally increase the demand for police
protection. It is not expected, however , that this project in
itself would generate a significant , adverse impact on law
enforcement services.
Fire
Fire protection will be provided by the Waterloo-Morada Fire
District . As mentioned previously, the Department of Public
Works and the Local Health District are both recommending that
a public water system be constructed . If such a system is pro-
vided, the County Fire Ordinance would require that fire
hydrants be provided.
ENVIRONMENTAL CONSIDERATIONS :
-12-
