PC : 3-17-88 <br /> terâ–º ER-88-1/GP-87--16/ <br /> ZR-87-35/SU-87--23 <br /> CONDITIONS OF APPROVAL, IV APPROVED <br /> The following conditions of approval , unless otherwise noted, <br /> shall be met prior to the approval of the final map. <br /> 1 . Planning Division: <br /> a. The Public Report filed with the State Department of Real <br /> Estate shall include -the folowing: <br /> ( 1 ) The payment of school development fees will be <br /> required prior to the issuance of building permits . <br /> ( 2 ) The County' s right--to-farm ordinance shall be <br /> referenced. <br /> b. In lieu of conveyance of park land to the County as <br /> prescribed in Section 9-9261 of the Planning Title , the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel prior to <br /> final map recordation. <br /> c. Pursuant to Section 66474 . 9 of the Subdivision Map Act , <br /> the subdivider shall defend, indemnify, and hold harmless <br /> the local agency or its agents, officers, and employees <br /> from any claim, action, or proceeding against the local <br /> agency or its agents , officers, or employees to attack, <br /> set aside, void, or annul an approval of the local agency, <br /> advisory agency, appeal board, or legislative body con- <br /> cerning a subdivision, which action is brought within the <br /> time provided for in Section 66499 . 37 of the Subdivision <br /> Map Act . <br /> d. The tentative map shall not be considered approved until <br /> the RR-65 zoning approved by ZR--87-35 becomes effective. <br /> e. The eastern portion of the project' area shall be fenced <br /> with a uniform, attractive fence material such as rail <br /> fencing to discourage trespass onto adjacent agricultural <br /> properties . <br /> 2 . Department of Public Works : A <br /> a, All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin.
