f <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John L. Funderburg <br /> 468-3120 ) <br /> a. APPROVED USE: This approval is for a roofing contractor office and yard as <br /> shown on the Site Plan dated July 7, 2003. Existing structures to be used for this <br /> project are a 6,000 square foot office and warehouse building and an 800 square <br /> foot wash rack. No new structures are proposed as a part of this approval. <br /> (Use Type: Construction Services—Light) <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site. <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. Aggregate base .may be used for storage areas of contract <br /> materials related to daily business operations. <br /> (Development Title Section 9-1015.5[e]) <br /> (2) A minimum 6 parking spaces shall be provided, including 1 accessible space, <br /> one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). ( 6 spaces are <br /> required for every 1,000 feet of building area.) (Development Title Section 9- <br /> 1015.3) <br /> (3) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br />
