f 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John L. Funderburg 468-3120 ) a. APPROVED USE: This approval is for a roofing contractor office and yard as shown on the Site Plan dated July 7, 2003. Existing structures to be used for this project are a 6,000 square foot office and warehouse building and an 800 square foot wash rack. No new structures are proposed as a part of this approval. (Use Type: Construction Services—Light) b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be applied for concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site. Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. Aggregate base .may be used for storage areas of contract materials related to daily business operations. (Development Title Section 9-1015.5[e]) (2) A minimum 6 parking spaces shall be provided, including 1 accessible space, one of which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). ( 6 spaces are required for every 1,000 feet of building area.) (Development Title Section 9- 1015.3) (3) All parking stalls and directional arrows must be delineated with paint. (Development Title Section 9-1015.5[d]) f. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed.
