LANDSCAPING: Landscaping shall be provided and comply with the following:. <br /> (1) A minimum ten (10) feet wide of-landscaping shall be placed along Carpenter. <br /> Road respecting the ultimate right-of-way widths. (Development Title Section 9- <br /> 1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> t outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash <br /> shall be screened from Carpenter Road. Screening shall be six (6) to seven (7) <br /> feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> j: 'UNIFORM BUILDING CODE: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division. <br /> f <br /> (1) The proposed use will change the occupancy from a B-1, S-2 occupancy to a <br /> B-1, S-1 occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> r construction plans before submittal to the Community Development Department for <br /> a building permit: <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> j Chiefs Association. <br /> r <br /> (2) Key Boxes: A Knox Box shall be installed according to the local .fire <br /> department's instructions. <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code, <br /> Standard 10-1 of Volume 2. <br /> k <br /> I (4) Fire permits may be required prior to occupancy to conduct operations <br /> hazardous to life or property.
