The project will be subject to the rules and regulations of the California Fire Code regarding <br /> fire protection and pallet yards. A permit from the Montezuma Fire District will be required <br /> for storing in excess of 50,000 cubic yards of pallets and an approved water supply and fire <br /> hydrants capable of supplying the required fire flow must be provided to within 150 feet of <br /> all portions of the storage area, in accordance with the applicable sections of the California <br /> Fire Code. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. The project is an expansion to the existing pallet <br /> sales and repair facility but is for storage of pallets only. Surrounding land uses include <br /> industrial uses to the north, State Route 99 to the west, a non-conforming mobile home park <br /> to the south, and the existing pallet facility to the east. The proposed expansion area is <br /> located on the north side of Clark Drive, with the nearest residence located 150 feet south, <br /> across Clark Drive, in the mobile home park.The proposed project will be required to screen <br /> the west and south sides of the parcel so as not to be visible the adjacent public right-of- <br /> ways.
