Navarro Court shall be dedicated and improved to County Standards for a 50-foot right-of-way <br /> rural residential road. Dedication of 20 foot by 20 foot corner cut-offs (snipes) at Hewitt Road <br /> shall also be required. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3) and 9-1150.5(b)) <br /> 4. Dedication to result in a 25-foot wide right-of-way from the centerline of Hewitt Road to the <br /> property line shall be required across the frontage plus a 20-foot by 20-foot corner cut-off(snipe) <br /> at Copperopolis Road. Hewitt Road and Copperopolis Road shall be improved on the <br /> subdivided side to County Standards for 50-foot right-of-way rural roads. <br /> (Development Title Section 9-1150.5(b)) <br /> 5. Drainage from each parcel and half of Navarro Court fronting it shall be retained onsite or a <br /> San Joaquin County maintained retention basin shall be provided. Onsite drainage shall be <br /> included in the grading plan and shall also be noticed by a statement on the Final Map. <br /> (Development Title Section 9-1135.4b) <br /> 6. A drainage study shall be conducted to determine the source of flooding along the frontages of <br /> Lots 1 and 2 and how it is to be eleviated. <br /> 7. Street lighting shall be provided at the Hewitt Road/Navarro Court and Hewitt Road/ <br /> Copperopolis Road intersections and at the cul-de-sac. <br /> (Development Title Section 9-1150.11) <br /> 8. The property shall annex to County Service Area No. 49 prior to approval of the Final Map to <br /> provide for the operation, maintenance and improvement of street lighting facilities. <br /> (Development Title Section 9-1100.4) <br /> 9. This subdivision is approved for recording as a single unit; phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 10. A Preliminary Soils Report is required in accordance with the County Standards for the purpose <br /> of determining the R-Value for the design of the roads. <br /> (Development Title Section 9-910.2) <br /> 11. All utilities shall be underground except power transmission facilities of a 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and as <br /> required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 12. A grading plan shall be submitted and approved prior to approval of the Final Map. The grading <br /> plan shall contain the information listed in the U.B.C., Appendix, Chapter 70, Section 7006(1), <br /> complete drainage details and elevations of adjacent parcels. Retaining wall details shall be <br /> submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with <br /> Section 7014 for "Engineered Grading Requirements." (Grading that disturbs more than <br /> five acres will require a National Pollutant Discharge Elimination System permit.) <br />
