STATE ROUTE 88, <br /> LOCKEFORD) , <br /> it <br /> I' <br /> The applicant has submitted the above referenced Major Subdivision pre-application to <br /> subdivide three parcels totaling 37 acres into 165 lots. The property is zoned R-L &AU- <br /> 20 (Low Density Residential & Agricultural Urban Reserve, 20 acre minimum) and has a <br /> General Plan designation of R/L (Low Density Residential). 1 <br /> The project site is located on the southwest corner of E. State Route 88 and Sierra <br /> Drive, in the unincorporated urban community of Lockeford. <br /> i� <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> pre-application and offers the following comments: <br /> Noise Stud <br /> Development Title Table 9-1025.9 lists residential use as a noise sensitive land use. <br /> Outdoor activity areas require a noise level of less than 65 dB Ldn and interior spaces <br /> require a noise level of less than 45 dB Ldn. The 65 dB noise contour is 212 feet from H <br /> the edge of State Route 88. This will place proposed lot numbers 1, 8-20, 84-101, 104- <br /> 116, 148, & 159-165 within the 65dB or higher CNEL Contour. This exceeds the <br /> requirements of the San Joaquin County Development Title and will require a noise <br /> study to determine what mitigation measures, if any, can be applied to reduce the noise { <br /> levels in outdoor areas and'!interior spaces to Development Title standards. <br /> i <br /> 1 <br /> H <br /> II <br />
