I } <br /> Zoning Designation <br /> The proposed project consists of three parcels. Two of the parcels are zoned R-L (Low <br /> Density Residential) and the third parcel (APN 019-110-12) is zoned AU-20 (Agricultural <br /> i <br /> Urban Reserve). Prior to processing a full application for the portion of the project site <br /> zoned AU-20, the applicant will be required to submit a Zone Reclassification application <br /> to rezone this parcel to R-L. If this application is approved by both the Planning <br /> Commission and Board of Supervisors, the applicant may proceed with the Major <br /> Subdivision application for this parcel. <br /> Services <br /> The proposed Major Subdivision is located on property zoned both R-L (Low Density <br /> Residential) and AU-20 (Agriculture Urban Reserve). . The applicant has received a ., <br /> conditional "will serve" letter from Lockeford CSD for the western portion of the project. <br /> Services for the eastern portion (zoned AU-20) will require annexation into the Lockeford <br /> CSD service area. The property owner would have to be able to provide services to all <br /> lots in the proposed subdivision to allow this project to proceed. Will serve letters for <br /> l sewer service, water service, and storm drainage would be required for the parcel zoned <br /> AU-20 at the time the Zone Reclassification application was submitted. Will serve-letters <br /> `for the entire project site must also be submitted at the time the Major Subdivision <br /> application is resubmitted for the'-full application. No significant expansion of the growth area for the Lockeford community shall occur <br /> until solutions to the congestion on State Route 12188 have been developed and <br /> implemented. <br /> The project is located within the urban community of Lockeford. This <br /> project will not require expansion of the growth area. <br /> 2. Minimum parcel size in the Residential-Low Density designation in Lockeford shall <br /> be 8,000 square feet. <br /> • The applicant has stated that all lots in the proposed subdivision will be a <br /> minimum of 8,000 square feet. A revised site plan will be required at the <br /> time of full application, which reflects this. <br /> 3: All new development in the Lockeford area shall be coordinated with the.Lockeford ; <br /> 1 Community Services District. <br /> • Prior to submittal of the full- application, a="will serve" letter for public., <br /> services for sewer, water, and storm drainage must be obtained from the <br /> LCSD. s <br /> 4.
